The purpose of this blog is to help everyone become more informed as insurance buying consumers. It is my plan to post something new every couple weeks. Some of this will be very basic and some in more detail. The information will be based on Missouri but most will apply to Illinois as well. I entertain your questions on the blog and if you want to ask something in private you can email me.

 

Many people are confused related to their home insurance policy related to water damage. Here is a basic concept to keep in mind when thinking of your insurance coverage related to water damage.

 

If the water originated within the structure of your home and it was a sudden and accidental direct physical cause then you will likely have coverage for the loss.

 

If the water originates outside the structure of your home no matter what the cause then generally it is not a covered loss.

 

Here are some examples;

 

Your water pipe freezes and breaks and causes water damage inside your home this should be a covered loss. This meets the definition of a sudden accidental direct physical cause within the walls of the structure of your home. This loss is covered on all Special Form policies in Missouri.

 

 

The rain water overflows your gutters because your gutter is not drained away from the home properly and the water runs along side your basement walls and floods your basement. There is no coverage for this as there is no accidental direct physical cause that occurred. This is considered a lack of proper installation or the lack of maintaining your property properly. The issue is also on the

outside of the structure of the home with no damage to the structure. This is considered flood water and can only be covered by flood insurance.

 

It hails so hard that the hail causes your roof enough damage that you have a leak in the ceiling and the ceiling falls in. This is a covered loss as you have the accidental direct physical cause of hail that created the damage to cause the water to get in the house.

The damage is also on the structure of the home. This loss is covered on all Special Form policies in Missouri.

 

You live at the bottom of a large hill or bluff. It comes a hard down pour and the water runs off from the hill side against you home and floods the basement. This is considered a flood because the water is considered run off or flood water. There are two reasons the event is not covered. First the water is considered flood and it is an excluded cause of loss in the insurance policy.

Secondly the water did not originate from within the structure of the home. The only way to cover this is through Flood Insurance.

 

If you live near or in a Flood Plain you should consider buying Flood Insurance to cover flood water damage. You should also consider buying Sewer and Drain Backup coverage as an endorsement for your home policy. The Sewer and Drain backup coverage covers a loss due to a sewer or drain backup in your home.

WHILE YOU PAY THEM , A FEE FREE ,

TO KEEP THE DRAIN , OPEN SEE?? ,

WATER BE , NATURALLY ,

WALLING FROM , ABOVE FOR FREE ,

HOME POLICY?? , FLY TO SPACE AND SEE ,

THE RAIN FALLS , NATURALLY FREE ,

COULD DAMAGE THE WAY , IT FALLS FREE .

Figman,

Do you have a link for flood insurance? My mother was very fortunate down in Piedmont when water did not get in any of her properties, but she hadn't even thought about flood insurance and she has several properties that need it. The water moved enough that she ended up with storage sheds on her property from down the street, so, to me, that is a warning.

Oh, btw, I've experienced both sides of the insurance. I had a water pipe burst on Christmas day, that was covered. Another time a water pipe from the city line to the house burst and it was not covered.

LCF - The city should have paid the other one. At least the city I live in does.

Just tell them Lance sent you there but if you mother is from there she will know them.

What about hail and wind coverages? (I have seen "hail" and "wind" deductibles that are higher than "basic" deductibles).

Generally the deductibles are the same on all losses but there are exceptions to that. In some companies they are split depending on the cause of loss but this is not normal.

Earthquake deductibles work very different and that is a whole other blog.

I have always lived in High Country since the one time I got Flooded in 82.... I learned my lesson..... I also live at he foot of a big hill which makes me a whole less likely to see a Tornado at my house......

Fig, I'll tell her. We know the Hovis', so I'm sure she'll give them a yell. That may be her agent now, not sure. Do all agents have access to flood insurance info for their clients?

Fig, what company do you get your info from? I had hail damage in 2003 on my roof , I called my ins. co. they said it was old damage from prev. owners and I had no insurable interest at that time. I said well I own the house now and I pay ins. and I had a spot come up in my dining room they said well we will pay you for you ceiling i said what will that do? the problem is the roof?... In 2007 we had a lot of storms one night I was sitting in my living room and I got another leak dripping on the carpet, I called my ins. agent again... again she said well we can fix the ceiling I told them not to bother I would just let it get so bad that when my ceiling caved in then they would pay for a new roof...which by the way was the problem in the first place... or they could pay for a new roof and new furniture, carpet, walls, and anything else that was destroyed...guess what? they finally fixed my roof. I think if you buy a house and you have insurance it should NOT matter if the damage was from previous owners your ins. should cover it, by the way that is not their money that is your money that is why we pay for it. Any time you have a claim wether it is house or vehicle they act as if they are paying for it... Insuranced has gotten so high I am surprised many people can afford it anymore. Ya, they tell you it is an act of God... next time I'm just gonna tell them Jesus done it, then maybe they won't question it...lol

momma - I get my info from my twenty years of experience.

In your case on the roof the insurance company insured the house with the roof in whatever condition it was in and accepted it as a risk to insure. If they did not exclude the roof or limit the coverage then they should have paid the claim the first time. Your agent has the ability to have more input than they usually will offer.

On the other hand if the company inspected your home when you purchased it and told you the roof had damage, they have the right to exclude the roof from coverage. They also have the right to limit the coverage. Since that did not happen it appears, your persistence paid off. In my opinion your agent should have been doing this on your behalf.

Most people use the term "act of God" out of context. It is confusing and we the insurance industry created this. Watch for a blog in the future about this subject.

By the way I am a Farmers Insurance Agent in Missouri. Soon we will have an advertisement on this web site. I have been working with the sales and I.T. department to get this up and going.
